This five-story home, situated on a corner lot on a tree-lined block in Brooklyn’s Boerum Hill neighborhood, features a large two-car garage and three large terraces.
“The garage really sets this home apart,” said Randy Baruh of Corcoran. “It’s very spacious and more like one you would find in a suburb. And there are three terraces that offer a combined 1,000 square feet of outdoor area, which is in high demand right now. It was built to give people a lot of space to enjoy the sunshine.”
Ian Pinto of Design AIDD designed the home with sustainability in mind, using regionally sourced materials (nothing came from outside a 500 mile radius) and insulated concrete forms, which increase the efficiency of the home’s all-electric heating and cooling systems, Mr. Baruh said. “The insulation is built into the poured concrete, which cuts down on heat escape,” he said. “They had previously built several LEED Gold-certified houses and followed many of the same protocols for this home. It’s important to them and it sets the way they build homes apart.”

The main entrance on the home’s parlor floor features a grand foyer with mosaic tile marble floors, a living room with a marble fireplace and an open-plan chef’s kitchen with an adjoining terrace that can accommodate a grilling station, outdoor seating and a dining table as well as a garden area.
The third floor houses the primary suite, which includes a massive bedroom, a double-sided dressing room, a walk-in-closet, an en-suite spa-like bathroom with a double vanity and a skylight. The fourth floor has three bedrooms, all with en-suite bathrooms, and the fifth floor houses the sun room, which is flanked by two terraces.
“The large basement is completely finished and has heated floors,” Mr. Baruh said, adding that there’s a self-contained one-bedroom apartment on the garden level that can be integrated into the rest of the home or used as a guest apartment or space for a nanny.

Mr. Baruh also noted that because it’s on a corner lot, the builders were able to install massive windows to maximize the light. “It gets light from the north, south and west so it’s really bright,” Mr. Baruh said. “Most townhouses in the area tend to only have light coming in from one or two directions but this one is flooded with light all the time. And there are really high ceilings (9-feet average) throughout the house so it has a wide-open feeling to it.”
Erik Galiana and Joanna Tesiny created the interiors and the furniture IMG used to stage the house can be purchased separately if desired.
The builders’ attention to detail is one of its greatest selling points, the agent added. “For example, they added a lovely, walnut-paneled mudroom so that people coming in from the garage could come in and not drag dirt into the house,” he said. “It’s a very comfortable place to be—it feels bright and soothing.”
